Don't waste hours setting an appointment, filling out a 1003 application,
collecting documents, running it through DO/LP automated underwriting, etc. and
go nowhere! Here's what I do...I simply take out one of my
Pre-Qualification or Processing Guideline worksheets (refinance or purchase),
spend some time on the phone with the customer asking specific questions, and
within a few minutes I know whether this is a done deal or not. I never
even have to meet with the customer if I don't want to!
On the initial call, I know for certain if there are any potential pitfalls
that could kill the whole deal or if this is a firm go-ahead. If the
customer passes my "test"...then I fill out a whole application (over the phone,
by the way) and fill out one of my Processing Guideline sheets for my processor,
Nancy. Then I hand the file over to her, fully "packaged" up by me, and
never look at the file again. She closes the file, and doesn't have to ask
me a million simple questions regarding the loan.
We have a golden rule in my office, once I hand over a file...my processor
HAS TO KEEP IT and is NOT allowed to give it back to me. That way, I
can focus my time on bringing in new business and making more money. This
helps for steady paychecks and eliminate the ups and downs of the mortgage
business. It's a win-win situation. Good rule, eh?! :-)
