My chemistry teacher once said that you should always think with your brain and remember with your pencil. He's right. One thing every home buyer will need is a pre-approval letter from their mortgage company saying that they are qualified and eligible for a home loan. Realtors and brokers know the truth about these letters that they aren't worth a hill of beans (as there are still many qualifying factors to be determined before the person actually gets the money). Despite the big "secret", pre-approval letters are the golden ticket into open houses and showings as it at least demonstrates that the buyer is serious and has taken the first step. DOWNLOAD = Get Paid Upfront For Credit & Flood Certs, Ingenius Letter
Here's a great way to make sure you don't get stiffed on credit report fees...make it just another part of the loan process! I created this form to go along with all the regular loan disclosures and simply asked the customer for a credit card to cover the credit report and flood certification fees associated with the loan. And once the loan closes, these fees would be credited back to them as having been POC (paid outside of closing). Using this form does two things. First, it mentally commits them to the loan process because they are paying a small amount towards it upfront. Second, it ensures that you don't have to eat the fees! Now, I know a measly $50 to $75 doesn't sound like much, but when you do the type of volume that I do, it can certainly add up. And I'll be damned if it's me that's gonna pay for a customer that just uses me to rate shop! Sometimes, as a loan officer, you need to just whip people into shape to get the respect you deserve. People often ask me what my biggest secret to success is? I tell them that it's that I actually get stuff done. All to often people promise that they will do something, but many times fail to follow through. Salespeople are notorious for this! The reason why I succeeded in the mortgage business over a lot of other loan officers, is that I write everything down and am a BIG to-do list type. My chemistry teacher once told me to "think with your brain and remember with your pencil"...advice that has served me well over the years. Here are my secret daily to-do worksheets which have evolved over time incorporating my morning routine, a set of to-do action points, and a second page with nice-to-do's. I try to get all the to-do's done and if I can get to page 2 then I'll try. If not, no big deal because I know I've gotten all the important stuff out of the way. And when the next day arrives, I re-order my list and start over again. A simple system...yes. Foolproof even, I dare to say.
